Commercial loan maturing or matured

Loan maturing in weeks? Already matured?

Can't get an extension? Haven't been able to refinance? We prepare your file, make your case to the lender and bring other options if your bank won't move.

The first call is free. Independent support: credit decisions remain with the lender.

Short on time. Here's what we do.

  1. Review your loan and your lender's requests right away
  2. Build a complete, lender-ready file
  3. Make your case: the numbers and the story
  4. Push for the extension, or refinance elsewhere
Why the bank said no

The loan was underwritten again.

At maturity the lender reviews the loan as if it were new, at today's rates and on today's numbers. That's where most extensions and refinances stall.

Payment

Debt service is recalculated

The new payment is sized on today's rate. Cash flow that comfortably covered the old payment may fall short of the lender's coverage minimum on the new one.

Value

A new appraisal sets leverage

If the value has moved, the loan-to-value moves with it. Some owners need to pay down principal or bring equity to renew.

Financials

Every number gets a second look

Updated tax returns, interim financials, rent rolls and personal financial statements. A dip in sales or occupancy needs a clear explanation.

Every week counts

Don't wait for the next letter.

First callAssess

Where the loan stands, what the lender is asking for and how much time you really have.

Right afterPrepare

We gather and reconcile your financials and build a complete file.

ThenPresent

A clear extension request to your bank, or a refinance package to other lenders.

Through closingExecute

We manage conditions, reports and deadlines until the new loan or extension closes.

Why a partner helps

Lenders decide on the file in front of them.

Most owners run their business, not their loan file. We do the preparation lenders expect, so your request is complete, consistent and easy to approve.

A weakness disclosed up front is a conversation. A weakness the lender discovers is a decline.
01

Know where you stand

We run your loan through renewal underwriting at today's terms: payment change, debt service coverage, loan-to-value and debt yield. You see the result before your lender does.

02

Prepare a complete, consistent file

We organize tax returns, financial statements, rent rolls and schedules, and reconcile the numbers so nothing contradicts. Missing items get flagged early, not at the last minute.

03

Articulate the story

Numbers alone don't explain a slower year, a vacancy or a one-time expense. We write a clear summary of who you are, what happened, what has changed and why the loan still works.

04

Bring options

We can work alongside your current bank, or present your file to other lenders in our network. You decide where it goes.

05

Stay with you through closing

Document requests, third-party reports and lender conditions, coordinated so the deadline doesn't slip.

Paths at maturity

More than one way forward.

The right path depends on your property, your numbers and your timeline. These are the ones we prepare files for most often.

Current lender

Renew or extend with your bank

A well-prepared renewal request, with updated financials and a clear explanation of any changes, gives your banker what credit needs to say yes.

New lender

Refinance with another bank or credit union

Different lenders have different appetites by property type, size and market. A complete file lets us compare real options.

Owner-occupied

SBA 504 or SBA 7(a)

If your business occupies the building, SBA programs can offer longer terms and lower equity requirements for eligible borrowers.

Time to stabilize

Bridge or private financing

When the property needs time to recover occupancy or income, short-term financing can bridge to a permanent loan.

If renewal is in question

Your bank asked for more, or said no.

Lower sales, a coverage shortfall, a request for more liquidity, or a loan moved to a bank's special assets group. These situations are more common than owners think, and they still have options.

Understand

What the lender needs to see

We translate the lender's requests and conditions into a clear list of what to provide and why.

Respond

A credible plan, in writing

A prepared response with current financials, the reasons behind the numbers and what you're doing about them.

Alternatives

A path outside your bank

If the answer is still no, a complete file is ready to present to other lenders right away.

Questions

Common questions.

Is UW-Flow a lender?

No. UW-Flow provides independent underwriting and processing support. We prepare your file and present it to lenders; credit decisions, terms and funding remain with the lender.

What does the first call cost?

Nothing. We review the details you share and talk through where you stand and your options. If you want us to prepare the file, we confirm the scope and fee in writing before any work starts.

Can you work with my current bank?

Yes. Many owners want to stay with their bank. We can prepare the renewal request your banker needs. We only contact your lender with your permission.

My bank already said no, or moved my loan to special assets. Can you still help?

Yes. We help you understand what the lender is asking for, prepare a clear response, and line up alternative financing if needed. For legal questions about your loan documents or rights, please consult an attorney.

My loan already matured. Is it too late?

No. Matured loans still get extended and refinanced, often with bridge or private financing as a step. What matters most is moving quickly with a complete file.

Can you guarantee a renewal or refinance?

No one can. What we can do is make sure your request is complete, accurate and well presented, which is what gives it the best chance.
